The inspection is conducted in accordance with the HIABC Scope of Inspection.
A visual inspection of readily accessible systems and components within the HIABC Scope of Inspection. The inspection does not include destructive or invasive testing. Concealed, locked, obstructed or unsafe areas cannot be inspected. Limitations encountered during the inspection are identified in the report.
A home inspection is not a warranty, guarantee or insurance policy on the property or its components. AuditorA does not perform repairs, provide repair cost estimates, offer warranties or make contractor referrals.
A condo inspection primarily covers the readily accessible systems and components within the unit and any other areas specifically included and accessible at the time of inspection. Clients should separately review strata documents, depreciation reports, meeting minutes and planned expenditures.
An infrared camera may be used at the inspector’s discretion as a supplementary screening tool when conditions make its use appropriate. Infrared observations are not a full thermographic assessment and do not guarantee the detection of concealed moisture, insulation deficiencies, electrical problems or other hidden conditions. Any relevant observation will be interpreted in context and reported with appropriate limitations.

Prices are based on property size and may vary depending on the property’s age, configuration, additional suites, accessibility and inspection complexity. Please contact AuditorA to confirm the final inspection fee.
Payment is due at the time of the inspection. Available payment methods will be confirmed when your appointment is scheduled.
The inspection may be cancelled or rescheduled up to 24 hours before the scheduled inspection time without charge. Cancellations or rescheduling requests received less than 24 hours before the scheduled inspection time are subject to a $100 cancellation fee. See the cancellation policy.
A clear digital inspection report is normally provided within 24 hours after the inspection. The report reflects conditions observed and accessible at the time of the inspection.
