Preparation Checklist
- Provide safe access to the property at the confirmed time.
- Ensure all rooms and normally accessible areas are unlocked.
- Provide clear access to the electrical panel, furnace, water heater, attic hatch and crawl-space entrance.
- Move stored items that block these areas where reasonably possible.
- Ensure attic and crawl-space access hatches can be opened safely.
- Secure pets in a safe area or remove them from the property.
- Inform the inspector about aggressive, anxious or free-roaming animals.
- Ensure utilities and normal services are operating where possible.
- Provide access to garages, storage areas and exterior areas included in the inspection.
- Inform the inspector about occupied suites, tenants or areas requiring advance permission.
- Provide parking, concierge and building-access instructions.
- Make relevant strata documents, disclosure statements, previous reports, renovation records and permits available when possible.
- Advise the inspector in advance about known safety hazards or restricted areas.
Areas that are unsafe, locked, obstructed or otherwise inaccessible may not be inspected and will
be identified in the inspection report. A return visit, if requested and available, may require an
additional fee.
The inspection is conducted in accordance with the HIABC Scope of Inspection.
Inspection contract. A personalized HIABC inspection contract will be provided for review and electronic signature before the inspection. The inspection cannot proceed until the agreement has been accepted and signed.

Report. A clear digital inspection report is normally provided within 24 hours after the inspection.
Cancellation. The inspection may be cancelled or rescheduled up to 24 hours before the scheduled inspection time without charge. Cancellations or rescheduling requests received less than 24 hours before the scheduled inspection time are subject to a $100 cancellation fee.
